Phuket Bank launches mortgages for foreigners
PHUKET : Bangkok Bank has broken ranks with the Thai banking establishment to become the first Thai bank to offer mortgages targeted firmly at foreigners wanting to buy property in Thailand.
The mortgages are fairly limited in scope “they can be applied only to condos; the buyer must come up with the first 50% of the purchase price; and the mortgage term is only 10 years “but they are being hailed as a breakthrough by property developers and real estate agents.
The inability of foreigners to get mortgages to cover home purchases in Thailand has put developers and real estate agents at a disadvantage when compared with other tropical destinations where mortgages are available.
The loans, launched quietly over the past couple of months, are available through Bangkok Bank’s branches in Singapore and Hong Kong, and will normally be denominated in US, Hong Kong or Singapore dollars. Other currencies may be considered but not baht.
In Hong Kong, where branch General Manager Phaithul Tejasakulsin said the bank has made “one or two” loans, the amount that can be borrowed ranges from HK$1 million to HK$5 million (approximately 5 million to 25 million baht). Loans are made only to Hong Kong residents.

By buying this way you get the opportunity to buy at up to 30% or more below market value. The reason you can save so much is the developers wish to attract early buyers whom have no hurry to occupy the property but realize the benefits and significant savings of buying early. This assists the developer with early buyers’ confidence in the project and gives an injection of capital and security for the bank and aids the projects finances. It is a case of WIN, WIN for all parties! During the build stage it is normal for prices to rise substantially due to material cost rises and to en able the developer and buyer to maximize their returns. It is only right that those, whom buy first, pay less than those whom buy last.

A booming tourism industry has spurred an interest in buying vacation homes in the country. More than 5 million tourists visited the popular Thai island last year. During the same period, the number of tourists who came to the country as a whole increased by an impressive 22.5 percent.

Phuket Land Types And Titles Real Estate

Sor Kor 1
A Sor Kor 1 was used a long time ago but still exists today in many places in Phuket and it Thailand. This type of title gives you the right to farm the land but not sell the land. It is very much like a right to use the land. I have heard this sometimes is also known at the possession right to use the land. Be careful buying land near this kind of land as it delays the Chanote making process by several months as I learned before because you need to get it approved by another local government office.
Por Bor Tor 5
Por Bor Tor 5 land is generally farm land or agricultural land and listing as having no owner at the local office. This kind of land has been built on in the past. It is very common here on the island here and around Phuket. The village chief is usually the one who administers and controls this land.
Por Bor Tor 6
Por Bor Tor 6 land is the documentation in order for the tax number to be given for a piece of land. This only shows the land is taxable and has nothing to do with ownership rights.
Sor Por Kor 4-01
Sor Por Kor 4-01 is land that was allotted by the land department reform committee. The idea was so poor people could have land. This land can be passed down to only direct heirs and the title cannot be bought or sold.
